In-Convenience Fees Investigation: SLS, PHH, or Dovenmuehle

Tycko & Zavareei is investigating practices by loan servicers Specialized Loan Servicing (“SLS”), PHH, and Dovenmuehle Mortgage, Inc (“DMI”). for their practice of charging extra fees for the “convenience” of paying their loans or bills over the internet or via telephone. Because the cost of accepting payments this way is so small, these potentially illegal fees are merely a convenient way to increase profits at the consumer’s expense.

To date, Tycko & Zavareei has collectively recovered millions of dollars for consumers from a number of major mortgage loan servicers involved in this practice and continues to represent consumers in other cases that challenge the legality and fairness of these fees.

Please note that Dovenmuehle often performs “private label subservicing” in which it performs its serving duties under the name of another servicer or lender. You might not even know that Dovenmuehle services your mortgage as your monthly statement may contain the name of a different servicer or your lender. According to available public information, Dovenmuehle subservices loans on behalf of the following financial institutions:

  • Cross Country Mortgage
  • Origin Bank
  • Berkshire Bank
  • Cardinal Financial
  • First Centennial Mortgage Corporation
  • Envision Bank
  • Reliance First Capital, LLC

Dovenmuehle services mortgages on behalf of many other financial institutions. Some clues that your mortgage may be subserviced by Dovenmuehle include:

  • You were charged $9.50 to pay by phone though an automated system;
  • You were charged $11.50 to pay by phone with a live representative;
  • You mail your payments to 1 Corporate Drive, Suite 360, Lake Zurich, IL 60047-8945 or similar address;
  • The name “Dovenmuehle” appears as the payee on your bank statement.
